Is Your Home Listed Correctly? Why Listing Your Home with Accuracy Matters More Than You Think

3 different home styles sitting side by side

When selling your home, most people focus on the photos, asking price, and marketing. While those are certainly important, another detail can have a significant impact on your home's success—making sure it's described accurately.

You might assume every real estate listing correctly identifies a home's architectural style, features, amenities, and finishes. Unfortunately, that's not always the case.

As Realtors, we regularly see homes that are unintentionally misrepresented in the MLS. While these mistakes may seem minor, they can frustrate buyers, waste valuable time, and even cause the perfect buyer to overlook your home altogether.

Buyers Are Searching for Specific Features

Today's buyers have more information at their fingertips than ever before. Many search specifically for architectural styles or amenities they love.

They may be looking for:

  • Spanish Revival

  • Southwestern Territorial

  • Mid-Century Modern

  • Ranch Style

  • Craftsman

  • Homes with casitas

  • RV garages

  • Butler's pantries

  • Chef's kitchens

  • Baja shelves

  • North/South exposure

If your home is described incorrectly, it may never appear in the searches of buyers who are specifically looking for what your home actually offers. At the same time, buyers who do find your home may arrive expecting something completely different.

First Impressions Matter

Imagine scheduling a showing because the listing advertises a beautiful Spanish Revival home. You arrive only to discover it's actually a Southwestern Territorial home. Or perhaps the listing boasts a "Baja Pool," only for buyers to find a decorative reflecting pool that's just a foot deep. Those buyers immediately feel disappointed—not because the home isn't beautiful, but because it wasn't what they expected.

That disappointment can influence how they view the entire property.

It's Not Just Buyers Who Become Frustrated

Buyer's agents depend on MLS information when selecting homes for their clients. They spend time researching properties, arranging appointments, driving across town, and preparing buyers for each showing.

When the information in the listing isn't accurate, everyone involved loses valuable time.

It can also reduce confidence in the listing itself.

Buyers naturally begin wondering:

  • Are the square footage and room descriptions accurate?

  • Were the updates represented correctly?

  • What other details might not be accurate?

Trust is incredibly important during a real estate transaction, and it begins with the listing.

Common Listing Mistakes We See

Some of the most common inaccuracies include:

  • Identifying a Southwestern Territorial home as Spanish Revival.

  • Calling a shallow decorative reflecting pool a Baja Pool.

  • Advertising quartz countertops as granite.

  • Describing luxury vinyl plank flooring as hardwood.

  • Confusing a guest bedroom with a detached casita.

  • Listing an RV gate as RV parking.

  • Overstating views or other property features.

Most of these mistakes aren't intentional—but they can still affect a buyer's perception of the home.

Accuracy Is Powerful Marketing

Some people believe using more impressive descriptions will attract more buyers. In reality, accurate descriptions attract the right buyers.

When buyers know exactly what they're going to see, they're more likely to appreciate the home's true character and value. The goal isn't to get the most showings. The goal is to attract buyers who are genuinely excited about your home.

The Croft Advantage®: Accuracy Is Part of Our Marketing Strategy

At Croft N Croft Real Estate Concierges, we believe exceptional marketing begins long before professional photography, social media campaigns, or open houses.

It begins with getting the details right.

That's The Croft Advantage®.

Benjamin Croft's extensive background in residential construction, remodeling, home inspections, and property evaluation allows us to recognize architectural styles, construction details, quality of workmanship, and home features that many agents simply aren't trained to identify.

Jan Croft brings more than three decades of professional marketing, branding, graphic design, and advertising experience, ensuring every listing is presented with compelling photography, engaging copy, and strategic marketing that tells the home's story honestly and effectively.

Together, we combine technical expertise with professional marketing to create listings that are both beautiful and accurate.

That means:

  • Correctly identifying your home's architectural style.

  • Accurately describing important features and upgrades.

  • Marketing to the buyers most likely to appreciate your home.

  • Setting realistic expectations before buyers walk through the front door.

  • Building confidence through honest, professional representation.

When buyers know exactly what they're coming to see, they're more excited when they arrive—not disappointed because the home didn't match the description.

That's better for buyers.

It's better for sellers.

And it's exactly what we believe professional real estate marketing should be.

This was so helpful. I am pretty sure our agent has no clue what the style of our home is. I am going to research it myself.
